Snr. Design Manager

A.                           POSITION IDENTIFICATION  

Job Title:                    Design Manager

Department:               Development   

Job Purpose: The Design Manager is responsible for the design coordination, planning, and management of the project from the pre-construction phase through to the delivery of construction documents. You will act as the primary liaison between the client, design consultants, and the construction team to ensure the design is constructible, compliant, and cost-effective.

Responsibilities

  1. Assist to determine and document the scope of work.
  2. Assist the Controls dept. to develop the list of acceptable consultants during the contract formation process.
  3. Prepare RFP documentation for issue to the approved consultants.
  4. Evaluate consultants’ proposals and make recommendation of award to Owner for approval.
  5. Assist and provide information to the Controls dept. in the preparation of technical sections of the consultant contracts and agreements.
  6. Provide information as requested to the Controls dept. for them to administer the consultant contract during the design and construction process.
  7. Communicate instructions/directions to the Senior Project Manager (SPM) to review.
  8. Provide periodic (monthly) reports of design activities.
  9. Hold design coordination meetings as required and prepare meeting minutes and inform the SPM and Design Director at Holding Team when they are required.
  10. Monitor design consultants’ action items.
  11. Evaluate the deliverables and give formal comments.
  12. Assist in review of consultants’ invoices and provide information to the Contracts Group to certify payments.
  13. Notify the SPM and Design Director of any change that may affect the budget.
  14. Evaluate and recommend contract variation(s) for additional compensation to consultants and co-ordinate with SPM and Controls dept.
  15. Review and accept final documents for tender and for construction as requested by SPM

D.  QUALIFICATIONS: EDUCATION, KNOWLEDGE, TRAINING & WORK EXPERIENCE

  1. Bachelor’s degree or equivalent certification, in Architecture, Structural Engineering, or a related field.
  2. 5+ years in a Design Manager role.
  3. Intermediary or Expert user of AutoCAD, MS Project, Bluebeam or any related Project Software will be required
  4. Strong understanding of building codes, standards, building permits, construction principles, practices, procedure and project management.
  5. Ability to communicate effectively across various departments.
  6. Analytical and multitasking skills.
